When you’re planning to let your property, the first and foremost thing to do is make sure you’re using the appropriate forms so that the procedure is legal, or within the framework of stipulated rules!

Some more instructions when letting your property:

  • Make sure the tenant signs and dates the forms.
  • To avoid any problems when you decide to increase the rent, include a rent review clause in the agreement and make sure the tenant reads it and signs it.
  • The Landlord and Tenant Act, 1985 stipulates that you are responsible for both the exterior and structural aspects of your property. If it has a garden, you are responsible for its upkeep.
  • Heating, water, electricity and gas are your liability. Any gas appliance used needs to be annually inspected as well as certified by a registered plumber.
  • If the property is furnished, the furniture should be fire-resistant. The electrical appliances should be safe to use.
  • You must insure your property. It is different from contents insurance. Before buying property insurance, carefully check the policy for special or hidden clauses with regards to renting.
  • If your property is mortgaged, you need to check with your mortgage company if you need their permission. Check if there are any conditions that you need to fulfill.
