To-let landlords advised to keep their properties in order

As a result of housing market downturn, a new type of landlords is emerging nationwide, since people who are unable to find buyers for their homes are opting to let their properties out.
The letting agent claims that this new breed of landlords as well as those homeowners who are finding it difficult to sell their old homes after buying new properties, have flooded the rental market.
But these new entrants to the lettings business are probably making entry for short-term, which in the current economic conditions may not be possible.
Braemore, which deals especially in Edinburgh market, where demand for rental property is very high, believes that landlords will have to renovate or upgrade their properties if they intend to let their homes in the highly competitive Scottish market.
According to Braemore’s director, Colette Murphy, reluctant landlords just can not get tenants for their badly decorated homes having ageing kitchens and shabby bathrooms.
He suggests that investment in renovation could be worthwhile because of phenomenal rise of 49% in demand for rental property across the UK in 2008.
